How do I go about getting something repaired in my property and what is classed as an urgent repair?

If something needs to be repaired in your property, a maintenance request will need to be sent through to your property manager in writing via email/facsimile or post. It is important that you report any repairs required to the property in a timely manner, if you leave things and they get worse, in some instances you as a tenant can be liable for the damage being caused. We need your assistance as a tenant to keep note of anything that requires attention and to let us know before the issue caused further damage.

To email your request, send to repairs@mestateagents.com.au. Or, you will find the Repair Report form on our website www.mestateagents.com.au which can be downloaded, completed and submitted.

For general maintenance allow up to (5) working days for a tradesperson to contact you to arrange a time with you to come and repair the problem. Please keep in mind that it is your responsibility to allow reasonable access to the property for the relevant tradesperson to attend. Trades people generally work Monday to Friday, so you will need to have somebody at home to allow access or provide permission for the tradesperson to collect keys from our office.

If something occurs in your property that requires urgent attention, (see below for a description of what is deemed to require URGENT attention)

• A burst water service
• A blocked or broken lavatory system
• A serious roof leak
• A gas leak
• A dangerous electrical fault
• Flooding or serious flood damage
• Serious storm or fire damage
• A failure or breakdown of any essential service or appliance provided by the landlord for water, hot water, cooking, heating or laundry purposes
• A failure or breakdown of the gas, electricity or water supply
• An appliance, fitting or fixture provided by the landlord which is not working properly and causes a substantial amount of water to be wasted
• Any fault or damage which makes the rented premises unsafe or insecure
• Any damage of a prescribed class

If any of the above occurs, this needs to be reported immediately, if you notice the problem during business hours call your property manager on 03 9296 2010 so this can be actioned urgently. For urgent repairs which occur after hours, our emergency trades people are available for contact. Our recorded message on 03 9296 2010 will advise you of their contact details. Please follow this up with a call to our office the following business day to report the issue.

We will take all reasonable steps to rectify an urgent problem immediately; however the Residential Tenancies Act states that the landlord has 48 hours to attend to the problem.
