What your tenant looks for in a rental property

As an investor you want to buy a property with features that tenants look for, the most desirable include:

    What are you looking for?

  1. Great Location is one of the most important features as they want a home close to amenities and transport.  Also they prefer not to be on a main or busy road as it can be noisy.
  2. Properties that are in a well looked after block is another thing to look for, like stairwells clean and tidy and gardens are well kept, as that means that the Owners Corporation are seeming to be doing a good job.
  3. Features inside the property that prospective tenants are looking for will depend on the person, but things that a lot of people will ask about are as follows.  An off street car-space is always a good to have, especially in areas that you need permits if parking on the street.  Security entrance is also a great feature.
  4. An apartment can also be preferable if it is renovated or recently updated with fresh paint, carpet, new fixtures and fittings and modern appliances ie dishwasher and oven.
  5. The Extras like storage, heating, cooling and washing machine facilities make a tenants time in their home a lot nicer too.   They want to show off to their friends where they live and by having these things they will be proud of where they live!!
